Investment Strategy Explained

Debt Fund Lending

Up to 80% of the Fund’s investment is strategically allocated to private lending opportunities. 

 

While our primary focus remains on the vibrant real estate market of Texas and California we also consider opportunities within the southern US states 

from California to the Carolinas. 

 

Our comprehensive strategy covers key regions, notably the major metropolitan areas of each state that reflect prime growth. 

 

The JVP fund leverages a balanced lending portfolio of residential fix-and-flip projects, new construction, strategically positioned land investments , multi-unit properties, commercial ventures, and bridge financing solutions.

Acquisitions

Up to 10% of the Fund's investments are focused on acquiring rental properties, single-family homes, duplexes, multi-unit apartments, commercial storage facilities, and hotels. 

 

Our strategy targets...

(1) properties below market value, either with existing rental income and growth potential, and/or with lower occupancy rates that can be increased through value-add improvements 

(2) increasing overall rental profits and equity growth

 

All net revenues earned return to the Fund and distributed to our investors quarterly. 

Development and Fix-and-Flips

Up to 10% of the Fund's investments are focused on acquiring properties, primarily single-family homes, that are below market value and in need of repair, to be sold upon completion. 

 

The Fund also targets small-to-medium development projects such as new homes, duplexes, and condos for resale. 

 

We strategically time these investments relative to the Fund's performance, ensuring that development or rehab periods do not hinder the Fund's overall performance

 

All net revenues earned return to the Fund and distributed to our investors quarterly.
